First Time Home Buyer Home Inspection Tips

As a first time home buyer, there are some important things to consider when looking to hire a home inspector. I have compiled a list of important things you should know:

Choose A Home Inspection Company With Top Credentials

As a first time home buyer you have goals, you want to be well informed and you want to make a wise investment. Choose a home inspection company that understands your needs and will work with you to help you meet your goals. Choosing a home inspection company based on the lowest price is not recommended. Buying a home is the biggest investment you will probably ever make, so why hire the cheapest inspector . I may not always have the “lowest price” but you get what you pay for. How Will Your Report Be Presented

Be sure that your home inspection report will be detailed and not a hand written checklist that is given to you at the end of the home inspection. A checklist may be void of details and may not provide all of the informative advice first time home buyers need. I utilize Homeguage Inspection Software. Your completed electronic report will be emailed to you and your agent after the inspection has been completed. This report will be a PDF file filled with digital photo’s and direct link’s (to various websites) that will be kept on our server for 5 years for future viewing.

Are You Interested In Environmental Testing

Radon Gas is the number one environmental hazard in the U.S. and in fact, Radon exposure is the second leading cause of lung cancer only to cigarette smoking being number one. The only way to know whether your home’s radon levels are high is to test your home. I have two methods of testing and both tests are conducted for minimum of 48 hours. If I use my Radstar Continous Monitor, we will have results instantly after the 48 hours. The other method I use is Charcoal Activated and the test kits are then sent to the labratory for analyzing and the results are usually available within  24 hours. Keep in mind that you need consent from the sellers to conduct this test within their home.
