Inspection Checklist

KDG Home Inspections llc offers both Home and Pre-Sale Inspections. Our Pre Sale Inspection allows the client to fix noted defects before they place their house on the market. Also, our Radstar 300 Radon Monitors will provide instant Radon Level results at the conclusion of the test and this will $ave you additional laboratory fees. Payment is required at the completion of your inspection and we accept cash, check or credit card. A small fee of 3.0% will be added to your total to cover our credit card processing fee. 

Make Your Home Inspection Go Smoothly With Proper Planning:

  • If the property has been winterized, make sure all utilities are operational before the inspection
  • The inspection will vary between 1 1/2 to 2 hours depending on the size/condition of the home
  • The client should be present for at least the last half hour of the inspection to review any defects that were found.
Exterior Inspection Checklist:
  • Grading and drainage
  • Downspouts and gutters
  • Eaves, soffits and fascia
  • Roof, vents, flashing and trim
  • Skylights, chimneys or other roof penetrations

Interior Inspection Checklist:

  • Insulation
  • Ventilation
  • Fireplaces
  • Heating systems
  • Central Air Conditioning
  • Foundations and supports
  • Basements or crawl spaces
  • Garage doors, openers and safety sensors
  • Carbon Monoxide testing (included with your inspection)

Plumbing Inspection Checklist:

  • Water shut off valves
  • Sump pumps with accessible floats
  • Interior plumbing faucets and fixtures
  • Visible signs of water leakage

Electrical Inspection Checklist:

  • Main disconnect and service amperage
  • Service line and meter box
  • Electrical panel, breakers and fuses
  • Branch circuits
  • GFCI’s and AFCI’S
  • Grounding and bonding
